The Restaurant Group (TRG), owner of Frankie and Benny’s and Chiquito brands, is selling three of its restaurant and bar properties in the south of England.

TRG has appointed property agents Christie + Co to market the three sites, located in Shepperton, Guildford and Fareham.

Bar & Grill

The first property up for sale is a detached two-storey building situated in the village of Old Shepperton in Middlesex.

It includes a “conservatory-feel” dining area with 65 covers, as well as an enclosed courtyard for 16 people and a reception bar for 14.

The property, which also comes with an office and three staff bedrooms, has a forecast turnover for 2011 of around £650,000.

TRG is selling the freehold at a guide price of £1.1m.

Hollyhocks

Located in the village of Bramley near Guildford, Hollyhocks is a three-section restaurant in a building thought to date back to the 18th century, which retains many of its original features and artefacts.

The main dining room has 58 covers, while a second restaurant area on the second floor contains a further 28 covers.

TRG forecasts a 2011 turnover of £380,000, and is seeking offers around a guide price of £750,000.

Brasserie 68

The Restaurant Group is also selling its Brasserie 68, which is situated in the market town of Fareham, near Portsmouth and Southampton.

Located in a Georgian building, Brasserie 68 has two dining areas and a bar, with 87 covers in total. In addition, the property comes with function and meeting rooms, as well as an unused 2nd floor and a three-bedroom flat.

With turnover of £555,000 forecast in 2011, offers for the freehold are being sought around a guide price of £975,000.

TRG business

Earlier this month, TRG said that trading across the group was “satisfactory” for the first quarter of 2011.

Like-for-like sales were marginally up on the previous year, increasing by just 0.5 per cent. The company predicted trading conditions in 2011 are set to “continue to be similarly challenging to those we experienced during 2010, with consumer sentiment remaining cautious and household inflation and disposable income still under pressure”.

However, despite the challenges, TRG confirmed plans to open between 22 and 27 new restaurants this year.
